SEO for plumbers: get found for the emergency call and the boiler job
Nobody on the first page for 'SEO for plumbers' spells out that 'emergency plumber', 'boiler installation' and 'gas safety certificate' are three different searches with three different values, that your Gas Safe number is a ranking asset as well as a legal one, or who keeps the pages and the Google Business Profile if you leave. This page does. Local SEO for plumbers is the monthly work of getting a plumbing and heating business into Google's map results, and the listings under them, for the towns the van covers — and it's what we do, on a site and profile you own, with no long contract.
'seo for plumbers' is searched around 390 times a month in the UK, with 'plumber seo' and 'plumbing seo' around 210 each (DataForSEO, August 2026).
What it gets you
What SEO actually does for a plumber
The map pack for the emergency search
'Emergency plumber near me' and 'no hot water' get typed on a phone at 11pm, and Google answers with three businesses on a map, their hours and a call button. Distance and the profile decide most of it, so a one-van firm set up as a plumber and heating contractor, with 24-hour hours it actually keeps, can sit above a national name for its own town — and no directory listing has a way into that box.
Boiler enquiries that arrive half-decided
Someone searching 'boiler installation' plus their town, or 'combi boiler replacement', has already accepted the spend. When your page ranks with your reviews and Gas Safe number beside it, the enquiry comes to you directly rather than through a marketplace that passes it round three firms.
Boiler pages that rank this winter ring next winter too
Every install enquiry that comes from your own ranking is one you didn't buy from a lead platform, and unlike a bought lead it repeats: the boiler-installation page that ranks this November is still ranking next November, while a paused lead subscription stops the same afternoon. Over a couple of heating seasons that is the difference between renting your winter and owning it.
What we do
The work, month by month
Google Business Profile, set up like a plumber's
Primary category Plumber, with Heating contractor and Gas installation service added where they apply, hours marked 24-hour only if someone really answers at 3am, a full services list, install photos and a monthly update so the profile never looks abandoned.
Service pages that match the search
One page per search rather than one page per trade: boiler installation, boiler repair, boiler servicing, emergency plumber, bathroom fitting, blocked drains and landlord gas safety certificates are separate searches with separate values, so each gets a page of its own. We watch Search Console for the phrases each page is drawing and rewrite towards them.
Area pages only for towns the van actually reaches
A page for each town you genuinely cover, with details that are true of it: jobs you've done there, how long it takes you to get there, whether the emergency van goes that far at night. Not one template swapped thirty times, which is exactly what Google's doorway-page rules exist to catch.
Reviews asked for at the annual service, not just the install
Plumbing has two repeat visits most trades don't: the annual boiler service and the landlord's yearly gas safety check. The review ask goes out with both — a text with your link when the certificate is issued — and after every emergency job, in the hour when the customer is most grateful, with a nudge to mention the boiler or the town. Reviews that name the work are a map-pack signal and the reason a boiler customer picks you over the other two quotes.
Listings that all agree with each other
Your Gas Safe register entry, WaterSafe, CIPHE or APHC listing, Checkatrade if you use it and the general directories, all agreeing with your site and profile on trading name, address and phone number. The common plumbing snag is a register entry under the engineer's own name while the van and the website carry a trading name; where a listing allows it we make sure it carries both, so Google and the homeowner can join them up.
Which page made the phone ring, and for what
Calls and quote forms tracked by the page they came from and split into emergency calls, boiler enquiries and landlord bookings, so you can see whether search is sending the work you asked for or just the tap washers. Search Console impressions and clicks alongside, and a short note each month on what moved, what didn't and what changes next.
The bit that's different
Plumbers-specific tactics
Boiler breakdown season is prepared for in the autumn
Searches for 'boiler not working', 'no hot water' and 'boiler repair' arrive when the heating goes on for the first time. We strengthen those pages before the first cold snap, not during it, so they're ranking when the calls are worth most and the diary is fullest.
The Gas Safe number goes where Google and the homeowner both see it
Registration number and a link to the register on every heating page, in the Google Business Profile description and in the site's business details. It's the check a homeowner makes before booking gas work, and it's proof of who you are on the page that's trying to rank for that work.
WaterSafe and water-company approval used as citations
'WaterSafe approved plumbers near me' is one of Google's own suggested searches around plumbers, and the WaterSafe register showed on the first page when we checked plumber searches in August 2026. If you hold WIAPS or another WaterSafe scheme approval, your entry there is a citation from a body Google already trusts for plumbing; we make sure it matches your site and links back to it.
Boiler install, repair and service are separate funnels
'New boiler cost', 'boiler service' and 'boiler repair' are different searches with very different job values. Each gets its own page, and the manufacturers you install — Worcester Bosch, Vaillant, Ideal — get pages that catch 'Worcester Bosch installer' plus your town.
Landlord certificate pages for recurring work
'Gas safety certificate' plus your town, and 'CP12', bring landlords and letting agents who need the same job every year. A page that says what's inspected, what access you need and how they book turns one search into an annual customer.
The emergency page ranks for three searches, not one
'Emergency plumber', 'burst pipe' and 'no hot water' plus your town are typed by different people in the same panic, and Google shows the map pack for all three. The emergency page is written to catch each one — a short section per problem, the towns the night van reaches, real hours — and it gets a tracked number of its own, so we can show which of the three is ringing and which is worth more work. Rankings that don't ring are not the goal.
Straight answer
How long it takes, honestly
Ranking a plumbing site is slow, then steady. Google Business Profile and listing fixes usually show in the map results first; organic rankings for competitive terms such as 'boiler installation' plus a large town take longer, and the agencies ranking for 'seo for plumbers' quote anything from three to twelve months — we won't pretend it's quicker. Where you start matters most: a new domain, an established site with a few years of history, or a site that already ranks for some terms are three different jobs, and a city full of long-established heating firms sits at the longer end. Timing matters too: boiler pages built in September are ranking by the cold weather, while the same work started in January has missed most of the season. No one can promise you page one for 'plumber' plus your town; Google doesn't sell that, and neither do we.
How we price it
A fixed monthly fee set by how many services and towns you're competing for and how hard-fought they are, agreed before any work starts — not a cut of the jobs and not per lead. Plans run month to month: there's no long contract, and you can stop when any paid month ends. You own the site, the domain, the Google Business Profile and everything we write, so nothing is held back if you leave. Most plumbing firms sit on Local SEO Growth at £200 a month; plans run from £100 to £350, with larger campaigns from £650.

Plumbers ask us about SEO
How much does SEO cost in the UK?
It ranges widely. Among the agencies ranking for 'seo for plumbers', Outrank publishes plumber SEO tiers from £300 to £750 plus VAT a month (checked 28 August 2026), while most show no price at all until you book a call. Ours is a fixed monthly fee, and for a plumber it is sized by what is on the list: whether boiler installation is in as well as call-outs, whether landlord certificate pages are wanted, how many towns the van reaches and how many established heating firms already hold the map in them. No long contract; the packages page shows what goes into it.
How much should a plumbing company spend on marketing?
Work back from what a job is worth rather than from a percentage rule. A boiler installation is worth many times a tap repair, so a plan that brings in a few extra installs a year can justify a budget that would make no sense for washer changes. Add up what you currently pay directories and lead platforms per job won, and compare that with a fixed monthly fee for rankings you keep; that comparison usually settles the number.
Is SEO still worth it in 2026?
Yes, for the same reason the phone still rings at 11pm: the searches that matter to a plumber are local, urgent and end in a call. AI answers have changed how people research general questions, but 'emergency plumber' or 'boiler repair' plus a town still shows a map pack with three businesses and a phone button, and someone whose boiler has died on the first cold night of the year isn't reading an essay. The firms that lose out are the ones relying only on a directory profile they don't control.
What is SEO for plumbers?
SEO for plumbers is the work of making your plumbing business show up when a local homeowner searches for what you do, in Google's map results and in the organic listings, for terms like 'emergency plumber', 'boiler repair' or 'plumber near me' plus your town. In practice it means a Google Business Profile set up correctly for a plumber and heating engineer, a website with a page for each service and area, listings that all agree with each other, and a steady flow of reviews. The measure is phone calls and quote requests, not positions on a report.
Can you guarantee page one for 'plumber' in my town?
No, and be wary of anyone who says they can. For 'plumber' plus a town you are up against heating firms with hundreds of reviews and a decade of history, the big directories that rank for that phrase in almost every town, and a map pack Google fills partly on distance from the person searching. What we commit to is the work each month — the profile, the boiler and emergency pages, the review routine — the reporting that shows what it's doing, and no contract holding you in if it isn't.
I'm already on Checkatrade. Do I still need SEO?
They do different jobs. Checkatrade puts you in a list next to your competitors for a fee; SEO puts your own site and profile in the results, where the homeowner lands on a page that's only about you. Running both while the rankings build, then cutting back what you rent, is a sensible plan. Our guides on Checkatrade alternatives and whether Checkatrade is worth it cover what it costs.
