Estate agent website design

Estate agent website design built around the valuation request

Your listings already reach buyers through the property portals. Sellers and landlords choose an agent another way: around 33,100 Google searches a month in the UK ask how much a house is worth, and 49,500 are for estate agents near me. That is where an independent agent's own website does its work. It turns the first question into a valuation request, shows the fees and schemes a landlord checks, and lets your listings and local knowledge make the case.

01 / Valuation request

Lead with the valuation, not the listings

Every page has a route to request a valuation. The form takes three steps: the property, one way to reach you, then a check before sending. It promises a conversation with an agent, never an automated figure.

No automated estimate

02 / Fees

Publish the whole tariff

The fees page sets out tenant-find, rent collection and full management with prices including VAT, a worked example at a sample rent, and the payments a tenant in England can be asked for.

Prices including VAT

03 / Listings

Search sale and rental homes on a phone

Sample homes for sale and to rent, filtered by area, type, bedrooms and price. Each has its own page and a viewing request that carries the property into the enquiry.

A viewing request on every home

Built for sellers and landlords

Everything a seller or landlord checks before choosing an agent.

The valuation request first, the rules a landlord checks, and listings that work on a phone.
  • A valuation request on every page

A short, stepped request for sales and rental valuations, one tap from every page, asking for the property and one way to reach the owner.

  • Your letting fees, published properly

In England and Wales a letting agent publishes its fees on its website: what each covers, whether a tenant's fee is per property or per tenant, and the amount including tax, or how it is worked out. We build the page from your tariff.

  • Your schemes, where landlords look

In England your client money protection and redress schemes are named with the fees, and a copy of your CMP certificate goes on the site.

  • Listings that search well on a phone

Sale and rental listings with filters and a viewing request on each home, fed from your property software so the site keeps up with your stock.

  • Area guides in your own words

Pages on the towns and streets you sell in, written from what you know about them: the local detail a portal listing has no room for.

  • Advice sellers read before they call

Plain articles on preparing for a valuation, getting a home ready for viewings and what happens after an offer, each ending in a valuation request.

Found by sellers and landlords

The right instructions. In the right postcodes.

Estate agent website design for the seller deciding who values their home, and the landlord comparing fees.

  • Sellers asking what their home is worth

Around 33,100 searches a month ask how much a house is worth, and 22,200 more look for a house valuation. Not everyone asking is about to sell, but a seller asks before choosing an agent.

  • Landlords comparing agents

Searches for letting agents nearby run at about 4,400 a month. A landlord comparing agents reads the fees and the schemes before picking up the phone.

How it works

From first chat to a website that works.

  1. 01

    Brief

Tell us the balance of sales and lettings, the areas you cover, your fees and schemes, and the software your listings are kept in. We agree the scope and a fixed price, including the listings feed.

  2. 02

    Build

The valuation request, the fees and schemes, listings and search, area guides and advice, written with you. You sign off every page.

  3. 03

    Launch

We send a test valuation request, check the fees page against your tariff and the scheme names against your certificates, and try search and a viewing request on a phone. Then it goes live on a domain in your name.

What will my fixed quote include?

Your pages, the features on them, the final price and the timescale, in writing before you pay a deposit. Hosting, care and any ongoing SEO are listed separately, so you can see what is one-off and what is monthly. On the Business package the first year of hosting and care is included.

What should an estate agent website include?

A way to request a valuation from every page, sale and rental listings people can search on a phone with a viewing request on each home, and pages on the areas you cover. If you let property, add your full list of fees, which a letting agent with a website in England or Wales must publish, and in England name your client money protection and redress schemes alongside it. The rest is what makes you the agent to call: your team, your advice and your track record in your own words.

How much does an estate agent website cost?

Our packages run from £295 for Starter through £595 for Essentials to £995 for Business, including VAT. For an agency the deciding items are the listings feed from your property software, which we check before quoting, and whether you want area guides and a page for each service, which is Business. Whichever fits, the price is fixed in writing before you pay anything.

Can my listings come from my property software?

Yes, where your software provides a listings feed, and we confirm yours before quoting. The homes on your website then come from the records you already keep rather than being typed in twice. Tell us which software you use at the start and the feed is part of your fixed price.

Should I use the website that comes with my property software?

It is the cheapest way to start, and some property software suppliers include a website. Check what it leaves out: a valuation request on every page, your letting fees and schemes set out the way a landlord reads them, and area guides in your own words. We can build your own site and still take your listings from that software through its feed, where it provides one, so nothing is typed in twice.

Do letting agents have to publish their fees on their website?

In England and Wales, yes. Under section 83 of the Consumer Rights Act 2015, a letting agent with a website must publish a list of its fees there: what each one covers, for a fee a tenant pays whether it is per property or per tenant, and the amount including tax, or how the fee is calculated where the amount cannot be known in advance. In England the list must also name the client money protection scheme and the redress scheme the agent is required to belong to, and a property advertised on a portal needs the fees there or a link to them.

Do I need to put my client money protection certificate on my website?

In England, yes, if you hold client money as a regulated property agent. The Client Money Protection Schemes for Property Agents Regulations 2019 ask for a copy of the certificate on your website, as well as on display in each office where you meet clients.

Should the site give an instant online valuation?

It does a different job from a valuation request. An instant estimate answers the seller's question without them speaking to you; a request starts the conversation in which an agent wins the instruction. The demo uses the request only. If your software offers an estimate tool, we can talk about adding it alongside.
